Scheduling and coordination are part of management. Repair labor, materials, vendor work, cleaning, and capital projects are separate costs. Emergency call response does not mean that after-hours repair labor is included in your management fee.

Know the fees before you hire us

Management pricing is based on the number of units you place under management across your portfolio. Our published percentage tiers are 10%, 8%, and 6%, with custom arrangements for larger portfolios. We will confirm the applicable tier and scope in your written quote.

Maintenance has a one-hour minimum. Materials, outside-vendor work, cleaning, paid advertising, and larger projects are billed separately. Rates above apply to new clients under the pricing schedule effective May 14, 2026. Existing clients retain their contracted rates. Your management agreement governs your services and charges.

You do not need to wait for a vacancy to discuss professional management. We will review your current situation before setting a start date. If another manager is involved, check your existing agreement's notice and termination terms before making a change.

  1. Review the property. Share the address, unit count, leases, current rents, occupancy, and open maintenance issues.
  2. Agree on scope and timing. We discuss your priorities, management fees, repair expectations, and the records needed for a handoff.
  3. Coordinate the transition. Once the agreement and start date are set, we plan tenant communication, keys, records, and ongoing management.

Local help for out-of-state landlords

Distance should not leave you managing every repair call yourself. Our team coordinates work locally while your owner portal gives you access to statements and property information. Before onboarding, we discuss communication, repair approvals, and what needs your decision.
